Headlines abound: The Housing Bust is over… In June, a survey of economists concluded that housing has hit bottom. homeowners and renters, Americans, and citizens of the world all are sighing with collective relief. The economy and housing values both have cycles. It has been more than eighty years since the difference between the top and the bottom was so great.
As Realtors®, we are relieved that we are at the bottom, but we are realistic with the changes in the market and our work. In the not too distant past, the overwhelming majority of our work was prior to sales agreement, now it can be after. In that same time, most transactions closed. The”fallout rate” was nonexistent. Most sobering is what is now required to get to closing and how many things can derail a transaction for a “willing, ready, and able” buyer.
So we are cautiously engaging the new reality, but first we need to pause. If we do not learn from history, we are bound to repeat it. We do not want to repeat the last ten years. So what are the lessons we should learn? Here are 10 lessons that come to mind:
  1. The economy cannot recover without housing.
  2. Everyone needs shelter, but not everyone needs to own their shelter.
  3. High homeownership rates are important but they must be sustainable.
  4. Home prices go up and go DOWN.
  5. The process of purchasing /financing a home is more complicated.
  6. Sound underwriting of mortgages is critical.
  7. Home equity should not be used for ordinary living expenses.
  8. Financial reserves for family, companies, and countries are necessary.
  9. Homeowners confidence in the economy is directly related the value of their own homes.
  10. The economy is global.
What lessons did the last decade teach you? We would love to know what you learned from the last cycle.
What is important is that we remember what happened as we prepare to write the future. Most importantly, we should also have a sense of accomplishment that we endured these life lessons.
There are seasons in the weather: spring, summer, fall and winter. So there are in economic cycles. It is great to be at the thaw of winter and the budding of spring.

Tyler Encourages Responsible Water Use

Tyler Encourages Responsible Water Use Tyler remains under voluntary water restrictions to help conserve supplies as another hot Texas summer closes in. The city has been on voluntary restrictions since late March, easing a December order that called for mandatory cutbacks. Tyler Public Works Director Greg Morgan said Tuesday the city is taking this proactive measure to voluntarily conserve water now for later. "The City of Tyler currently remains under step one water conservation measures," Morgan said. Plentiful spring rainfall helped refill East Texas lakes and recharge the soil -- two pluses going into the hot, dry months ahead -- but levels still are below normal. "The Lake Tyler/Lake Tyler East system still remains about 2.5 feet down from a full elevation of 375.5," Morgan said. "As such, it is incumbent upon the customers of Tyler Water Utilities to remain good stewards of our environment and to utilize this natural resource in a responsible manner." Tyler has a very stable, long-term water supply that is projected to last for decades, if people use it responsibly, officials said. Morgan said water production and lake levels are being evaluated on a daily basis, and staff is prepared to adjust conservation measures as needed to conserve.
National Weather Service officials said Tuesday the summer months should be somewhat hotter and drier than normal, but nothing close to the withering conditions of last summer. It is, after all, Texas. "To quote a cliche, on the fourth of July it's going to be hotter than a firecracker," Hydrologist C.S. Ross said this week. For fall, there are indications of a return to El Nino conditions, characterized by cooler, wet weather. In the interim, residents are asked to limit irrigation of landscaped areas to Sundays, Tuesdays and Thursdays if their street address ends in an even number (0,2,4,6,8); or Saturdays, Mondays and Wednesdays if their address ends with an odd number (1,3,5,7,9). Irrigation also should be done between the hours of 10 p.m. and 6 a.m., officials said. Tyler's pumping capacity is about 72 million gallons per day -- 8 million from deep water wells, 34 million from Lake Tyler and Lake Tyler East and 30 million from Lake Palestine. The city of Dallas also has rights to remove water from Lake Palestine but is not yet drawing from that source, officials said. Tyler first began calling for voluntary cutbacks last October. At that time, Lake Tyler was 6.9 feet below spillway levels and Lake Palestine was about 5.9 feet low, records show. Residents are asked to not waste water. Waste is considered the elective use of water, such as washing house windows, sidings, eaves and roof with a hose without the use of a bucket, officials said. Other types of water waste include washing driveways, streets, curbs, gutters and vehicles without a cut-off valve and bucket. External Relations Director Susan Guthrie said residents should check their sprinkler systems to ensure they are appropriately timed and positioned. "When you set your sprinkler systems, make sure they are not watering the streets and sidewalks," she said. Residents also are asked to check for leaking faucets and toilets to help conserve.

Homebuying secrets to steal from flippers - MSN Real Estate

The words "real-estate investor" are enough to make many buyers grit their teeth. With inventory tight, these all-cash rivals are hard to beat when it comes to nabbing properties.
If you can't beat them, you might as well learn from them. How do they pinpoint the best deals? And how can you make your offer stand out from others?
We asked Doug Clark and Mike Baird, the two investor partners behind Spike TV's "Flip Men" reality show, for their tips on navigating the homebuying process intelligently.
In this month's Buying Advice, we'll also look at the kinds of problems a home inspection can turn up, and how having one done can save you money — both at closing and on your utility bills. And we'll check in with the latest housing statistics, which point to a slow but continued recovery.
A little flippin' advice
For "Flip Men" Clark and Baird, every purchase begins with a lot of homework. "We start by studying the neighborhood," Clark says.
As soon as a traditional listing or foreclosed home becomes available, they scrutinize the surrounding three blocks and look at the following factors:
  • How many homes are on the market and how long have they been on the market?
  • What condition are these properties in?
  • What's in escrow? What have houses nearby sold for in the past 90 days?
Buyers must take the time to learn the marketplace and look at a lot of homes, so they will know real value when they see it. "We see more than 100 homes for every one we buy," Clark says.
But, Baird says, "Most people want to get serious the first day they go out and look at homes."
They say you need to treat homebuying more like dating: See what's out there and figure out what features you like so you can jump when you see the perfect fit.
And in order to move quickly and land that prime piece of property, you must be preapproved for a loan and know what terms you can offer a seller.
With fewer homes on the market, buyers will often find themselves bidding against several other bidders. Without cash or the ability to offer a much higher price — for fear that a property won't appraise — buyers have to focus on terms that make life easier for the seller.
  • Can you get a home inspection and other due diligence done right away?
  • Can you close in two weeks?
  • Can you put a larger amount of earnest money down to show your commitment to closing the deal?

"You want to make sure you can offer the right terms and conditions and are ready to go," Clark says. And you need to have an experienced agent who can communicate that to sellers.
"Don't just get your relative or your friend from high school [to represent you]; you want someone who really knows the industry," Baird says. So many people, he says, sign a buyers agreement with the first agent they meet, rather than shopping around. Experienced agents who are working full time can get out to — and get you into — properties before other bidders.

A man who was wanted for robbery in Wichita Falls was apprehended in Frankston after a tip on America's Most Wanted.
Here is his story from America's Most Wanted:
Brian Maurice Fuller was one of those guys who could seemingly do it all. He was an accomplished piano player, he had a flair for home decorating and extensive knowledge of antiques and collectibles. In his mind though, it was his tennis playing that was going to be his ticket out of Wichita Falls, Texas.
He got a job at the local country club, teaching the city's upper crust how to serve and volley. He figured he'd parlay those relationships into people who would finance his career on the pro tennis circuit. But that plan went awry when he learned the people he taught saw him as nothing more than another country club worker. With that failed venture, Maurice's hatred for the wealthy, especially women, grew.
With his dreams of playing tennis vanishing, Fuller found another use for the country club dwellers: they'd become his victims. Fuller turned to using these relationships as entres into rich houses where he'd use his knowledge of antiques and expensive pieces of art to rip them off. The plan worked swimmingly until he made the critical mistake of fencing the goods across state lines. When cops finally caught up with him, he went down Federally. You'd think serving significant time would scare someone straight. For Maurice, cops say it just forced him to re-think how he committed his crimes.
Upon his release from Federal prison, it appears that Fuller had made amends. He dabbled in real estate, even opening interior decorating and roofing businesses. He became a well-known fixture in the Wichita Falls business world. He made a habit of hiring down-on-their luck convicts and drug addicts to do his labor. It could be said he did it to give these poor souls a second chance.
But that wouldn't be correct. Just ask Timothy Walters.
Walters was a heroin addict, desperate for any dollar he could shoot into his veins. Maurice knew that so when he scanned his employee list for a specific job, Walters fit the bill. According to Walters, the agreement was $1000 and heroin. But what he had to do was pretty vague. On January 25, 2010, cops say Maurice pulled into the parking lot of a Whole Foods in an upscale neighborhood in Dallas. A drugged-up Walters rode shotgun. Surveillance cameras show Fuller's gleaming-white Jaguar prowl the parking lot for the right parking space.
The videotape continues to roll to show what appears to be Fuller walking into the store, wearing his trademark pajama pants and flip flops. The final piece of videotape is the most insidious: minutes later, store customer Jil Katz leaves the store and rounds the corner. It is at her car where it all goes down: the videotape shows Walters get out of Fuller's car and attack Katz. Walters admits to beating her and taking a necklace and a beautiful diamond ring. He claims it was all Fuller's doing. He says Fuller cased the store, looking for the right target. Apparently, Katz was that target.
Cops arrested both Fuller and Walters, but a judge allowed Fuller out on bail, awaiting trial.

DEAR BARRY: The buyer of our home wants to do his own inspection. Our concern is that he wants to get up on the roof. Our home is very high off the ground, and the roof pitch is steep. He also wants to climb into the attic. I'm concerned he may fall and hurt himself and/or damage something while in the attic. We don't want to offend the buyer, but we have a great concern. What do you advise? --Janette
DEAR JANETTE: Perhaps you could have the buyer sign a liability waiver stipulating that he will hold you blameless in the event that he is injured during his inspection and that he will pay for anything that is accidentally broken. To ensure that this would be binding, you should obtain a legal form from a lawyer.
Another option is offering to split the cost of a professional home inspection. When compared with the cost of an attorney, it might even be worth it to pay the entire inspection fee.
That aside: If your buyer believes that he is qualified to perform the same evaluation as a professional home inspector, he is very naive. It takes years of full-time inspection work to become truly qualified as a home inspector. If your buyer wants to experience undisclosed defects after the close of escrow, he should go ahead and do his own inspection.

 
DEAR BARRY: When we purchased our home, the termite inspector found plumbing leaks under the bathroom. But the home inspector did not inspect under the building because there was water on the ground, and he said this would be unsafe. He recommended ground drainage improvements to enable further inspection, but we went ahead without further inspection and bought the property.
That turned out to be a mistake.
Within days of moving in, we had a major sewage backup in the bathrooms. It turns out that we have rusted-out drainpipes and lots of roots in the main sewer line. We believe the sellers knew about these problems but said nothing. What should we do? --Nick
DEAR NICK: If the pest inspector found leaking under the building, he was not deterred by water on the ground. Perhaps the home inspector was too squeamish and should have done the same. Groundwater in a crawl space is an inconvenience for a home inspector, and no one except a small kid enjoys crawling in the mud. But it hardly qualifies as a significant safety hazard.
On the other hand, if the water on the ground was from leaking sewage, the inspector was wise to stay out, and the pest inspector probably should have done the same.
If the seller claims no knowledge of the problem, proving otherwise could be difficult, but it seems unlikely that the plumbing problems just occurred for the first time. Sometimes a neighbor has knowledge of past plumbing problems. This is something to investigate by asking around.
You need to obtain a repair bid from a licensed plumbing contractor. Hopefully, the costs will not be excessive. If repairs are expensive, you should get some legal advice regarding seller liability.

Updated at 11:55 a.m. ET: In a dramatic victory for President Barack Obama, the Supreme Court upheld the 2010 health care law Thursday, preserving Obama’s landmark legislative achievement.
The majority opinion was written by Chief Justice John Roberts, who held that the law was a valid exercise of Congress’s power to tax.
Roberts re-framed the debate over health care as a debate over increasing taxes. Congress, he said, is “increasing taxes” on those who choose to go uninsured.

The 2010 law, the Affordable Care Act, requires non-exempted individuals to maintain a minimum level of health insurance or pay a tax penalty.
The essence of Roberts’s ruling was:
• “The Affordable Care Act is constitutional in part and unconstitutional in part,” Roberts wrote.
• “The individual mandate cannot be upheld as an exercise of Congress’s power under the Commerce Clause. That Clause authorizes Congress to regulate interstate commerce, not to order individuals to engage in it.”
• But “it is reasonable to construe what Congress has done as increasing taxes on those who have a certain amount of income, but (who) choose to go without health insurance. Such legislation is within Congress’s power to tax.”
Roberts made a point of noting that he and the other justices “possess neither the expertise nor the prerogative to make policy judgments. Those decisions are entrusted to our Nation’s elected leaders, who can be thrown out of office if the people disagree with them. It is not our job to protect the people from the consequences of their political choices.”

The law, Roberts wrote, “makes going without insurance just another thing the Government taxes, like buying gasoline or earning income. And if the mandate is in effect just a tax hike on certain taxpayers who do not have health insurance, it may be within Congress’s constitutional power to tax.”

A sharply divided Supreme Court on Thursday upheld the centerpiece of Obama's signature healthcare overhaul law that requires that most Americans get insurance by 2014 or pay a financial penalty.
He said “The question is not whether that is the most natural interpretation of the mandate, but only whether it is a ‘fairly possible’ one.”
He said the Supreme Court precedent is that “every reasonable construction” of a law passed by Congress “must be resorted to, in order to save a statute from unconstitutionality.”
Dems cheer high court as galvanized GOP vows 'full repeal'
Veteran Supreme Court lawyer Tom Goldstein told NBC’s Pete Williams that “the Affordable Care Act was saved by Chief Justice John Roberts.”

Goldstein said the Obama administration “got the one vote they really needed in Chief Justice John Roberts.”
When he served in the Senate in 2005, Obama voted against confirming Roberts as chief justice, arguing that he lacked empathy for underdogs and “he has far more often used his formidable skills on behalf of the strong in opposition to the weak.”
(Twenty-one other Democratic senators, including Joe Biden, also voted against confirming Roberts. Twenty-two Democratic senators voted to confirm him.)
Obama hailed his victory: “The highest court in the land has now spoken. We will continue to implement this law and we'll work together to improve on it where we can.”
But he urged Americans to refrain from re-fighting "the political battles of two years ago" or trying to "go back to the way things were.”
The four justices joining Roberts in upholding the law were Justices Ruth Bader Ginsburg, Stephen Breyer, Sonia Sotomayor and Elena Kagan.
The dissenting justices were Justices Antonin Scalia, Anthony Kennedy, Clarence Thomas and Samuel Alito.
For individuals who choose to not comply with the individual insurance mandate, Congress deliberately chose to make the penalty fairly weak: only $95 for 2014; $325 for 2015; and $695 in 2016.
After 2016, that $695 amount is indexed to the consumer price index.
Congress specifically did not allow the use of liens and seizures of property as methods of enforcing the penalty.
Non-compliance with the mandate is also not subject to criminal or civil penalties under the Tax Code and interest does not accrue for failure to pay the penalty in a timely manner, according to the congressional Joint Committee on Taxation.
Chief Justice Roberts announces the Supreme Court's opinion in health care law
NBC's Pete Williams reported that Roberts reasoned that “there’s no real compulsion here” since those who do not pay the penalty for not having insurance can’t be sent to jail. “This is one of the scenarios that administration officials had considered that if the court did this they would consider it a big victory,” Williams said.
In his reaction to the court’s decision, Republican presidential contender Mitt Romney said, “What the court did today was say that Obamacare does not violate the Constitution. What they did not do was say that Obamacare is good law or that it's good policy.”
He said the ruling had made it clear “If we want to get rid of Obamacare, we're going to have replace President Obama.”
But in a major victory for the states who challenged the law, the court said that the Obama administration cannot coerce states to go along with the Medicaid insurance program for low-income people.
The financial pressure which the federal government puts on the states in the expansion of Medicaid “is a gun to the head,” Roberts wrote.
“A State that opts out of the Affordable Care Act’s expansion in health care coverage thus stands to lose not merely ‘a relatively small percentage’ of its existing Medicaid funding, but all of it,” Roberts said.
Congress cannot “penalize States that choose not to participate in that new program by taking away their existing Medicaid funding,” Roberts said.

Tyler Encourages Responsible Water Use Tyler remains under voluntary water restrictions to help conserve supplies as another hot Texas summer closes in. The city has been on voluntary restrictions since late March, easing a December order that called for mandatory cutbacks. Tyler Public Works Director Greg Morgan said Tuesday the city is taking this proactive measure to voluntarily conserve water now for later. "The City of Tyler currently remains under step one water conservation measures," Morgan said. Plentiful spring rainfall helped refill East Texas lakes and recharge the soil -- two pluses going into the hot, dry months ahead -- but levels still are below normal. "The Lake Tyler/Lake Tyler East system still remains about 2.5 feet down from a full elevation of 375.5," Morgan said. "As such, it is incumbent upon the customers of Tyler Water Utilities to remain good stewards of our environment and to utilize this natural resource in a responsible manner." Tyler has a very stable, long-term water supply that is projected to last for decades, if people use it responsibly, officials said. Morgan said water production and lake levels are being evaluated on a daily basis, and staff is prepared to adjust conservation measures as needed to conserve.
National Weather Service officials said Tuesday the summer months should be somewhat hotter and drier than normal, but nothing close to the withering conditions of last summer. It is, after all, Texas. "To quote a cliche, on the fourth of July it's going to be hotter than a firecracker," Hydrologist C.S. Ross said this week. For fall, there are indications of a return to El Nino conditions, characterized by cooler, wet weather. In the interim, residents are asked to limit irrigation of landscaped areas to Sundays, Tuesdays and Thursdays if their street address ends in an even number (0,2,4,6,8); or Saturdays, Mondays and Wednesdays if their address ends with an odd number (1,3,5,7,9). Irrigation also should be done between the hours of 10 p.m. and 6 a.m., officials said. Tyler's pumping capacity is about 72 million gallons per day -- 8 million from deep water wells, 34 million from Lake Tyler and Lake Tyler East and 30 million from Lake Palestine. The city of Dallas also has rights to remove water from Lake Palestine but is not yet drawing from that source, officials said. Tyler first began calling for voluntary cutbacks last October. At that time, Lake Tyler was 6.9 feet below spillway levels and Lake Palestine was about 5.9 feet low, records show. Residents are asked to not waste water. Waste is considered the elective use of water, such as washing house windows, sidings, eaves and roof with a hose without the use of a bucket, officials said. Other types of water waste include washing driveways, streets, curbs, gutters and vehicles without a cut-off valve and bucket. External Relations Director Susan Guthrie said residents should check their sprinkler systems to ensure they are appropriately timed and positioned. "When you set your sprinkler systems, make sure they are not watering the streets and sidewalks," she said. Residents also are asked to check for leaking faucets and toilets to help conserve.

                           Are discount brokers good for the seller?

Are you really doing the right thing for your seller? Had an agent come to me this morning and we had a discussion on a home she just showed that was listed at a deep discount of 1% to the buyer’s agent. This is becoming more and more prevalent in the market today and while most feel it is a problem I feel it is something that will eventually blow up in the discounters face. After investigating the listing I came to a conclusion that the seller is being taken advantage of. You see our agent did the right thing and showed the home, but in the real world most agents would pass on this showing. I know we should show the home, but really why would another agent base their entire business plan on taking advantage of the entire real estate community? This home has already been on the market 180 days longer than any home in the neighborhood that sold in the last 2 years. Keeping in mind it’s a $550,000.00 home, that could be close to $ 30,000.00 in additional payments and taxes the seller has paid. That would be, ugh, 6% and it’s still not sold. Then take into account what negotiations might be like with a seller who is this “intelligent!” It reminds me of the saying;” a fool and his money are soon parted.” Or as W.C. Fields said, “they were lucky to get together in the first place!” Did the agent do the right thing? Clearly no, but when a seller uses a discount broker, they get what they paid for or dare I say deserve. In this case $30,000.00 in loses so far with no end in sight. http://www.shshinalt.com/

For the second year in a row, the Federal Housing Administration is extending a temporary waiver of its "anti-flipping" rule, meaning homebuyers relying on FHA-insured financing will continue to be able to buy homes that have changed hands in the last 90 days.
The waiver is a boon for investors seeking to rehab and flip properties, because it expands the pool of eligible borrowers to include those relying on FHA-backed loans, popular with first-time homebuyers and others who lack the cash to make large down payments.
In extending the waiver through 2012, FHA said all transactions must continue to be arms-length. In cases in which the sales price of the property is 20 percent or more above the seller’s acquisition cost, the waiver will apply only if the lender can document the justification for the increase in value, FHA said.
FHA instituted the anti-flipping rule in 2003 to protect its mutual mortgage insurance program from losses on homes that were merely flipped, rather than rehabbed. Homes repossessed by Fannie Mae, Freddie Mac, and state- and federally chartered financial institutions were exempt from the rule.
In February 2010, the Obama administration waived the waived the waiting period for resales -- including homes purchased and rehabbed by private investors -- in the hopes of stabilizing home prices and revitalizing communities hit by foreclosures.
It often takes less than 90 days to acquire, rehabilitate and sell properties, the Department of Housing and Urban Development said at the time. Some sellers of rehabbed properties had been reluctant to enter into contracts with FHA buyers because of the cost of holding a property for 90 days, HUD said.
In extending the waiver through 2011, FHA said it insured 21,000 90-day property flip loans worth more than $3.6 billion in 2010 that would otherwise not have qualified for financing.
That number has since grown to nearly 42,000 mortgages worth more than $7 billion on properties resold within 90 days of acquisition.

Yes you can buy a home after Bankruptcy

I Have Been Through A Recent Bankruptcy And I Have A VA Loan Certificate. What Are My Options For Purchasing A Home?

Q: My family and I are currently renting a home. Our lease will be up this summer. I went through a bankruptcy a couple of years ago due to a failing business in the downswing of the economy. Things are looking up for my family right now. I have a VA Loan certificate,also. What is the negative and the positve of us purchasing a house right now?

A: Hello -
I recently closed a transaction with a VA buyer, using a VA loan, so I called my lender to give me information to answer your question.
Did your bankruptcy include a foreclosures?
If your bankruptcy did NOT include a foreclosure, after 2 years (after the discharge date) and with good credit after the bankruptcy, and closing funds in the bank, you should be able to get a VA loan. Your lender will pull your Caivers number and if it comes up positive, you’re good. However, if it comes up negative, you cannot get a loan. The type of things that give you a bad Caivers number are foreclosures and any type of default, even student loans.
If your bankruptcy DID include a foreclosure, you will need to wait for 3 years AFTER the SALE DATE. Sometimes your house gets foreclosed on and it takes the bank 1-2 years to sell. You have to wait 3 years AFTER the date the bank actually sells the property.
I hope this information helps, as now is a great time to purchase homes, as prices are historically low AND interest rates are very low too. My recent clients got a 4% fix loan through the VA in January this year. Hopefully you can qualify for a similar loan in your area.
If you don’t know about it already, as a Veteran, you can bank with USAA and use them for VA home loans, home insurance, car insurance, etc. The have a dot.com address. The Tyler area saw a 5.26 percent decline in home sales in December compared to the same time the year before.

There were 198 houses sold in the area last month, compared to 209 units sold in December 2010, according to figures released Thursday from the Greater Tyler Association of Realtors.

The December sales were a 4.8 percent decrease from the 208 houses sold in November.

Mary Smith, RE/MAX broker associate and chairwoman of the Greater Tyler Association of Realtor’s PR Committee, said she believes the decrease in sales could be because of the holiday season.
“I really feel that the holidays come and people do things differently,” she said.

Ms. Smith feels the bigger story is how the Tyler area finished the year.

She said nearly 5 percent more houses were sold in 2011 than in 2010. Tyler also saw a more than 6 percent increase in total dollar volumes last year than in 2010, she added.

Ms. Smith said there were tax credits in 2009 and for part of 2010. And she believes 2011 was a good year because sales in 2011 were “neck and neck” with 2009 without any incentives.

“Home buyers are coming out and exhibiting confidence,” she said.

Ms. Smith said local residents appeared confident in the interest rates, which were “pretty stable” in 2011 and were not worried about them being raised.
The Tyler area also saw a slight decrease in housing costs.

The median home price for December was $129,750, a 0.19 decrease from the median price of $130,000 the year before. Last month’s price was a 13.47 percent decline from November’s $149,950.

The Tyler area’s home inventory stood at 12 months in November, the latest month for which figures from the Real Estate Center at Texas A&M University were available.

That is down from the same time the year before when the inventory was at 13.4 months, and down from 13.3 months in September.

Home inventory is how long based on the past year’s sales rate it would take to clear out existing inventory, with no more homes introduced into the market.

Smith County saw only eight foreclosures in December, five of which were in Tyler, according to RealtyTrac.

Total home sales for Texas in November were up, according to the latest figures from Real Estate Center at Texas A&M University.

The state saw 15,004 homes sold in November, an 8.2 percent increase from the same time the year before, when 13,869 homes were sold in the state. The November totals were also a 2.69 decrease from October.

Texas median home price for November was $147,400, a 0.75 percent increase from November 2010, when it was $146,300, and a 0.61 percent increase from October.

The state’s inventory stood at 6.5 months in November, down slightly from 7.6 months the same time the year before and from 6.9 months in October.

Texas had 8,586 foreclosures in December, according to RealtyTrac
